The Lease Agreement is a 12-month fixed-term. After the initial term elapses, it becomes a rolling contract. There is no break clause.

The use of the Resident Amenity Space is included in the rent, and it consist of the Resident Experience Team who are available from 8:30am- 5pm Monday-Friday, Gym, meeting rooms, multi-functional room and a kitchen area and printer is also available to all residents. This space is open from 7am-10pm and is accessible through fob access only which ensures security for all residents.

After the leasing agent reviews an application, and all documents are uploaded to the Occu Applicant Portal, we can generally offer a move in within 5 working days. This is dependent on all move-in charges being paid in full and the lease agreement being signed.

Yes, there is one car parking space available per apartment if desired and this is an assigned car park space number which is also included in the lease agreement. There is an additional car parking charge of €50 per month which is payable with the monthly rent. There is an underground car park available and also surface spaces.

No, the utility bills are separate from the monthly rent. Applicable utility contracts include electricity and Wi-Fi/broadband. The electricity provider is with PrepayPower and on the move in there is €100 welcome credit available, and then the resident will need to download the App and top-up as required on the App. The second bill is the Wi-Fi. Occu offers high-speed enterprise Wi-Fi at €49.99 per month, and we are offering an incentive where the first month is free on move in. Standard domestic broadband is also available should a resident prefer take out a contract with a traditional supplier.

Unfortunately, that will not be possible as all the apartments are rented with the standard furniture throughout and the fit out is done by Hyde a very reputable Interior Design company in Dublin. If you wish to remove any furniture from the apartment, you will need to source storage for it, and it would need to be placed back in the apartment when you vacate, as this would impact your security deposit. Hayfield does not have any additional storage facilities for residents.

All maintenance requests are dealt with through the Occu Resident App which residents download on their move in. Savills Ireland is the Property Management Agent for Occu Hayfield and they deal with these requests, and once the resident raises the Maintenance Request on the app, a contractor will be sourced by Savills to fix the issue, and the resident will then be notified when the contractor will access their apartment to fix the issue. The maintenance is included in the rent, therefore there is no extra charge that the residents need to pay for this. Out-of-hours emergency number is also provided to tenants for use if anything urgent happens outside of office hours, including on weekends and during public holidays.

Yes, we have security that monitors the site from 5pm to 8:30am seven days a week. Yes, it is a sought-after location with plenty of residential houses and estates close by as well as very good amenities.

The 7 and the 7A bus routes are very regular and there is a bus stop directly outside the main entrance to Hayfield. The nearest DART station would be Killiney, and it would be 25/30 minutes away.
